This multi-level residence spans two floors plus a fully enclosed, functional basement that’s anything but ordinary.
Step outside, and the scale of the project truly comes to life. The backyard is a full-scale private oasis, designed for resort-style living at home.
Inside the home, high-end living continues with carefully integrated features that elevate both function and comfort.
Architectural details were equally prioritized. You will find custom millwork throughout the home, including a bespoke built-in banquette that blends style with usability.

The Approval Process: Navigating Zoning and DOB
Before a single shovel hit the ground at Whalepond Rd, the project faced a significant and complex hurdle…A dual-layered approval process that required patience, expertise, and strategy.
Because this property was designed with luxury amenities that pushed past local lot coverage limits, including a cabana, full-size tennis court, and expansive pool, we needed more than just standard building permits. The first step was securing a zoning variance to legally allow the added structures and exceedances.
A variance is a request to deviate from current zoning requirements. If granted, it permits the owner to use the la
nd in a manner not otherwise permitted by the zoning ordinance. It is not a change in the zoning law. Instead, it is a specific waiver of requirements of the zoning ordinance.
This process required us to present the full scope of the project to the local zoning board, including rationale, impact studies, and architectural intent. Gaining this approval was a prerequisite before we could even approach the Department of Buildings.

Once the variance was approved, our expeditor stepped in to coordinate Step 2: Managing the DOB Submission. This included navigating the intricate codes and ensuring every document met city requirements.
From the initial planning to final sign-off, the approval phase alone spanned nearly a full year. This timeline reflects both the size of the home and the scope of its exterior features. It was a front-loaded investment of time that ultimately paid off by setting the foundation for a smooth, uninterrupted build.
